## Full-service STR operations vs co-host model

**Full-service operational scope** (what URPM runs end-to-end so daily operational load is not on the owner):

- Turnover coordination (cleaners, restocking, pre-arrival checks aligned with guest timing)  
- Maintenance coordination (routine, emergency, landscaping; major repairs with owner approval)

- Guest screening: ID verification, booking history analysis, behavioral flags; high-risk bookings not accepted  
- Damage and insurance: platform protections (e.g. AirCover) and third-party insurance where applicable; claims process supported  

**Co-host model** (ownership of accounts and records):

- URPM delivers the above as **co-hosts on the owner’s accounts**.  
- **Listing and payouts stay in the owner’s name.**  
- Review history and host statements remain tied to the **owner** for continuity and tax documentation.  

In plain terms: **operational scope matches typical full-service STR management**; **commercial relationship is co-host** (owner-branded listing and payouts), not a manager-owned listing shell.
